Do I need flood insurance if I'm not in a flood zone?
Yes, often — and especially in Louisiana. More than 20% of flood claims come from homes outside high-risk flood zones. Flash flooding, overwhelmed storm drains, and hurricane storm surge regularly affect properties in Zone X and other "low-risk" areas. Baton Rouge's August 2016 flood — which damaged tens of thousands of homes — is a textbook example of low-risk-zone flooding. If your home can be reached by water, it can flood.
How long before my flood insurance takes effect?
Standard NFIP policies have a 30-day waiting period before coverage starts. This is why flood insurance has to be bought before a storm is named — you cannot wait for the forecast. Private flood policies sometimes have shorter waits, and there are limited exceptions for new mortgages and policy assumptions. Call us before hurricane season, not during.
What does flood insurance actually cover?
An NFIP policy covers the physical structure of your home (up to $250,000) and its contents (up to $100,000) from rising water. It does NOT cover temporary living expenses after a flood, landscaping, or vehicles (those are covered by comprehensive auto). Private flood policies can cover higher limits and additional living expenses — important for higher-value Louisiana homes.
What's the difference between NFIP and private flood?
NFIP is the federal program — capped limits, regulated rates, and standardized coverage. Private flood insurance is offered by private carriers and often provides higher limits, replacement-cost contents coverage, and additional living expenses, sometimes at a lower premium.
